Our recent project in Avila Beach was no exception. This exterior painting job involved a mixed-use building with a vibrant, seven-color scheme and tight deadlines, all while balancing the needs of Airbnb guests, full-time residents, and commercial storefronts.

The result? A stunning transformation that enhanced the property’s unique architecture—completed on time despite a host of logistical hurdles.

A Tight Schedule Meets a Complicated Color Scheme

One of the defining features of this project was the highly detailed and complex color scheme. With seven distinct colors required to bring out the character of the building, each section had to be carefully planned and executed to ensure consistency. Achieving the correct balance between these colors wasn’t just a matter of aesthetics—it required precision in application, both to maintain clean transitions between colors and to meet the exacting standards of our client.

The seven-color palette wasn’t just about making the building pop visually. It was part of a broader design meant to reflect the vibrancy of Avila Beach, with each color serving a specific purpose in highlighting architectural details. The challenge was compounded by the fact that we had only 10 days to complete the job—a tight timeframe that left little room for error. Each color had to be applied flawlessly, which meant detailed brushwork in some areas and airless spraying in others, depending on what the space demanded.

Logistical Challenges: Navigating Tenants, Business Owners, and Foot Traffic

Beyond the color complexity, one of the most demanding aspects of this project was coordinating with multiple tenants and business owners. The building itself housed a combination of Airbnb rentals, full-time residents, and commercial businesses on the ground floor. This meant our team had to work around foot traffic from shoppers, ensure business operations continued uninterrupted, and give residents access to their homes—all while staying on schedule.

We worked closely with the property manager to devise a strategy that would allow us to navigate these complexities efficiently. Each tenant and business owner had to be notified in advance of our work schedule, with some painting happening in off-hours to avoid disruption. Access to doors, storefronts, and common areas was timed meticulously so that businesses could operate smoothly while we completed the work. Flexibility was key, and our team made daily adjustments to ensure everyone’s needs were met.

Safety and Precision in Every Step

Safety was another critical element of this project, particularly given the building’s height and the need for high-access work. To tackle the upper sections of the building, we used a 40-foot aerial lift, operated by certified professionals. Our team adhered to the highest safety standards, with every worker equipped with OSHA-compliant harnesses and ropes to ensure a safe and secure environment.

While we relied on airless sprayers for certain parts of the building, in many areas, brush and roll techniques were the only option. These were used to protect nearby parked cars and prevent overspray, particularly in high-traffic zones. Every step of the project demanded careful planning to ensure both precision and safety, without compromising on the quality of the final result.

Managing Complex Scheduling While Delivering Quality

Coordinating between so many stakeholders—business owners, tenants, and Airbnb managers—added a layer of complexity that made this project truly unique. Each tenant had different needs: businesses needed to stay open, residents required regular access to their units, and Airbnb guests had to navigate the space with minimal disruption. This meant frequent communication and real-time adjustments to keep the project on track while accommodating everyone's schedule.

The building’s design also presented its own challenges. With varied surfaces, tight spaces, and plenty of pedestrian activity, we had to carefully balance the aesthetic goals with the practical realities of working in a busy area. The application of the seven-color palette required an eye for detail and a flexible approach to ensure that each color was applied evenly and in the right areas.

The Result: A Striking, Complex Transformation

Despite the tight deadlines, complicated logistics, and intricate color scheme, the result was a stunning transformation. The building now stands as a vibrant feature of Avila Beach, with its seven-color exterior offering a fresh and modern look that still fits perfectly into the coastal landscape.
